Housing Assistance Tax Act of 2008

As a provision of the new housing assistance bill recently signed into law by President Bush, first time home buyers will now be allowed to take a $7,500 tax deduction as long as their income is less than $150,000 couple / $75,000 single. A modified amount is available up to incomes of $170,000 couple / $95,000 single. First time home buyers are defined as those who have not owned property in the last three years. This is essentially set up as an interest-free loan from the government, however it does have to be paid back.

Here's how it works: for a buyer purchasing a new primary residence, the buyer can take the deduction in the year they purchase the home, and then begin repaying the government $500 a year starting the second year after the initial deduction and continuing until the fifteenth year. If you sell your home within those fifteen years, the remaining portion is due the year you sell the home. While this is not a loan for down payment nor does it help with qualifying, it can be a BIG help to new homebuyers.
